Terms and Conditions
Booking and Payment
Rates: Our prices are calculated per night. The rental price includes the use of bed linen and towels.
Payment Terms: A deposit of 30% of the total rental sum is required when making a reservation. The reservation is only confirmed once this payment has been received.
Balance Payment: The remaining balance (70% of the rental sum + cleaning fees + security deposit) must be paid in full no later than 8 weeks before arrival. For bookings made within 8 weeks of arrival, the full amount must be paid immediately.
Final Cleaning: A fixed fee of €125 per stay is charged for the final cleaning.
Security Deposit & Utilities
Security Deposit: The security deposit is €300. This will be refunded within 14 days of departure, provided the property is left in good condition and no damage has been reported by the keyholder.
Electricity & Water: To encourage mindful energy use (especially regarding air conditioning), consumption up to 90 kWh per week is included. Excess consumption will be deducted from the deposit at a rate of €0.45 per kWh. Water consumption is included for normal household use.
Arrival and Departure
Flexibility: Arrival and departure are possible on any day of the week, subject to calendar availability.
Times: Check-in is available from 15:00 (3:00 PM). Check-out must take place before 10:00 (10:00 AM) to allow our cleaning team to prepare the home for the next guests.
Liability and Usage
At Your Own Risk: Your stay at the property and the use of the swimming pool and jacuzzi are entirely at your own risk. The landlord is not liable for theft, loss of property, or personal injury of any kind.
Damage: Any damage must be reported immediately to the landlord or keyholder, preferably with photos. Damage exceeding the security deposit must be reimbursed by the tenant within 7 days of invoicing.
House Rules: Guests are expected to treat the property and furniture with respect. In cases of extreme soiling or failure to follow the house rules, additional cleaning fees may be charged.
